Let it Snow!

As I was out and about this morning for the Northeast/Westerville Realtor Association Holiday Breakfast, I took a few shots to capture the morning sun and our first blanket of snow this winter. These are taken near Everal Barn and Homestead. My family and I love the snow. From skiing and snowboarding to winter hikes, snowballs and snow angels, we say “bring it on!”

Is that an eyesore I see?

Having lived in Westerville for close to 10 years, I have seen lots of change. As I have suggested in previous posts, I think, all things considered, it has been for the good.
I am sure not everyone agrees that my “positives” are good choices for the City of Westerville. In recent years esthetics of new buildings has been a hot topic.
I recall going to a meeting covering the CVS proposal for Walnut and State streets. At the time, I wasn’t real happy with the concept of a “big box” pharmacy as the “gateway” to our uptown. Today, however, there is a nice looking building, which is very convenient, and looks far nicer to those entering Westerville than a vacant gas station did.

Additionally, I have not heard complaints about the new Panera which has replaced the “cave-like” former CVS, or their neighbor Half Price Books which is an awesome spot to while away a few hours.
I live on Central Ave.. Turning on to Central, you are graced with a view of the former Dairy Mart, turned into $1.75 Dry Cleaners, turned into $1.99 Dry Cleaners.
Across Central from here sits an unsightly, “architect’s nightmare” which has housed Carpet Cove, a lamp shop, upstairs residents, and often, a “for rent” sign.

That is until now!

Oh yeah, there she goes! This picture is as of 11:30 AM Monday, September 10. Hurry if you want to see it before it is gone.
In its place will go a new NAPA auto parts store. The NAPA uptown will be closing down.
I will admit, at first I was not thrilled about an auto parts store at the top of my street. Upon further reflection, however I have come around. The building will be brick with some additional detail, not unlike the CVS. The City has required special attention be paid to landscaping, lighting elements, and exterior detail.
Again, the result will be far better than its predecessor.
I would suggest we are not done with the transformations of unsightly buildings and lots in Westerville. Watch for the opening of the retail strip center anchored by Guernsey Bank, south of Schrock. Replacing the car wash and Ponderosa, closed for so long, this change could not have come soon enough.

It is true, the days of a “quaint” town are largely gone, but I contend much of the character still remains. The cost of growth and progress brings with it many challenges, upsides and downs. I urge our City leaders to continue to think critically about our growth, the look and feel of our town, and its history. Whether you agree or disagree with the direction Westerville is heading, you can certainly see maintaining tradition while moving forward is a balancing act.

Westerville, Ohio - Home sales Statistics

Well, with all that has been in the news of late about home prices, mortgage lending issues, etc. I thought I would provide some recent, detailed statistics for a specific area during a finite time period.
Below please see statistics for the entire Westerville School District from 7/1/07 through 8/21/07. Note this is not specific to Westerville proper but includes all areas making up the district. This data also includes condos as well as single family homes. This data details only properties which are listed through The Columbus Board of Realtors.
Homes currently for sale:
- Under $100,000 – 47
- $100,000–200,000 – 366
- $200,000–300,000 – 230
- $300,000–500,000 – 145
- $500,000 and over – 41
Homes currently under contract:
- Under $100,000 – 14
- $100,000–200,000 – 75
- $200,000–300,000 – 56
- $300,000–500,000 – 14
- $500,000 and over – 3
Homes Sold from 7/1/07 through 8/21/07:
- Under $100,000 – 19
- $100,000–200,000 – 91
- $200,000–300,000 – 26
- $300,000–500,000 – 26
- $500,000 and over – 3
So what does all of this mean?
- There is lots of inventory on the market in these areas. With so much to chose from this is a great time to be a Buyer!
- 165 Homes sold in a 45 day period. Homes are definitely selling, with pricing and proper staging being more important than ever.
- 162 more are in contract (not all of these will close).
- The heart of the market in this area is in the $100,000–300,000 range.
The bottom line here, is things are not as bad as the media may make them seem. True, it may be harder to get a loan today if your work and credit history is spotty. For those of you with good credit and job history, however, this is a great time to Buy!

Music and Arts in the air in Westerville….again!

For the 34th time the Westerville Area Chamber of Commerce pulled it off. A wonderful weekend of Art, Music and Food. Here’s to the beautiful weather and the winds which helped make the temperatures pleasant.
I must admit I was sad when the event moved from Otterbein College. I enjoyed the quaintness of the campus and the abundance of shade. I will admit, however I am a convert.
This was the seventh year at Heritage Park. Clearly this venue was meant to host this event. The winding paths offer the perfect setup for the numerous vendors. The Everal Barn offers a prime setting for a fantastic line up of entertainment, and the location provides for easier access and more parking. I do miss the shade, however.
The setting is great for families and if you are an area resident you are sure to stop often to catch up with friends and neighbors enjoying the event.
If you missed it this year, be sure to keep it on your radar for next year.
A few favorites not to be missed include:

- A stroll through the vendor booths
- Lunch and some live music

It’s tough being a Crew fan!

Until a few years ago when my twin daughters began playing soccer, I didn’t know the first thing about the game. In fact, I often made fun of one of my good friends from high school who is, to say the least, a soccer fanatic. And now, I have become a bit of a fanatic!
My daughters are entering their third season as a part of the WASA Eagles club. For most of the year, our family devotes 4 days a week or so to the sport I once jeered. Truth be told, I love it. The Mid Ohio Select Soccer League is a thriving organization and we have enjoyed seeing our girls and their friends learn, grow and challenge themselves.
Win, lose or draw, they are our children and we support them. As a parent, this is easy to do, but as a fan of the Columbus Crew it is a bit harder.

I do not consider myself a fair weather fan, but winning is nice. My new found passion for soccer has lead me to follow the only Major League Soccer team in our area.
The Crew were introduced in 1994 and in in 1999 opened the first soccer specific stadium in the United States. Fan support was strong and Columbus was honored to be a part of Major League Soccer. The story since then has been one of ups and downs.
The last few seasons the Crew has struggled, not making the playoffs since 2004. Last year, with storied coach Sigi Schmid coming on board, was billed as a re-building season. After a dismal 2006 season the “construction” is again active this year. With a roster which changes like Columbus area weather the Crew again have a firm grip on the basement spot in the Eastern Division.
But wait! There is hope! They are actually scoring goals and fortunately have tied more often than they have lost. This is a good thing in soccer as ties gain points for a team while losses do not. Somehow, someway there is still hope. At least from my perspective as a soccer convert there is hope.
In the meantime what can we as Columbus Crew Fans do to help?
1. Attend the games – Crew Stadium is a great venue and a fun place to take a date, have a family night out or just be alone in your soccer kilt
2. Watch the games – This year MLS has the best TV coverage ever
3. Stay positive – Remember, there is hope
4. Be patient – The Crew is here to stay as is evidenced by the planned training facility
The bottom line is we are lucky to have the Crew. Soccer is growing in the United States and will continue to do so. Clearly, we can not win them all but at the same time it can’t get much worse. If you are like me, you will find a way to put your disappointment aside and be a true fan, win or lose.

Westerville – A Community Growing for the Better?

The Old
I grew up in Galena, Ohio, just a few minutes north of Westerville. At the time, driving to Westerville for entertainment, shopping, and meals provided very few options and little fanfare. The typical trip consisted of shopping at Gold Circle, a few video games at Funway Freeway, maybe a movie and then a tasty meal at Buzz Cockerell’s (now Graeter’s). Obviously, my parents never chose a cocktail prior to dinner as that option did not even exist until the Old Bag of Nails Pub secured the first liquor license in Westerville since the whiskey wars. As a kid, however, it seemed like a visit to the big city!
The New
Today Westerville is clearly a different animal. Subdivisions have sprouted in all directions, new schools have been built, and shopping and dining options abound. I now live in Westerville and quite enjoy raising a family here. We can ride our bikes from our house to the community center without having to contend with traffic, thanks to a wonderful stretch of bike paths linking the parks dotted throughout our town. Sure, traffic can be a challenge from time to time, but with the additions of Maxtown/Polaris, County Line Extension, and the recent completion of Gemini Parkway, north of the Polaris Mall, drivers are given a number of options to lessen congestion.
As for the temperance movement, it is dead in Westerville, Oh.. In my estimation this change has only served to draw dining establishments which had been missing from our community for far too long. We have a long way to go as far as quality and number of restaurants, but I might even propose Westerville is creating its own “scene”. I certainly don’t see blatant negative effects of booze in Westerville.
Biking in Westerville has become a joy with miles of bike trails connecting parks throughout the community.
The Future
Clearly, Westerville’s growth spurt is not over. Surely the city will continue to face growing pains and tough decisions as to how to grow in a controlled and quality fashion. Office, commercial and medical development opportunities are plentiful, while residential growth seems to be somewhat limited.
Sure, we can all identify effects of growth that are not to our liking. From my perspective, however, in a world that seems to be racing forward at breakneck speed, we have the best of it all here in Westerville. The comforts of a small town environment, great access to a culturally expanding metropolitan area and a community committed to its future all blend to create what is and will continue to be a great place to live!
